Homeowners Are Sitting on More Wealth Than Ever Before

If you own a home, here's a number worth pausing on: U.S. homeowner equity hit a record $18 trillion in the second quarter of 2026, the highest level ever recorded.
Homeowners across the country are building wealth at a pace we haven't seen before, and many don't realize just how much they're sitting on.
The Number
According to the ICE Mortgage Monitor report for August 2026, total U.S. homeowner equity reached $18 trillion in Q2 2026. Of that, $11.7 trillion is considered "tappable," meaning it could be borrowed against while still leaving the homeowner with a healthy equity cushion.
Broken down per person, that works out to roughly $212,000 in tappable equity for the average borrower.
What "Tappable" Equity Actually Means
Not all equity is created equal. Total equity is the full value of what you own outright in your home, but tappable equity is the portion you could realistically access through a loan or line of credit without stripping away the safety net that protects you if the market shifts.
In other words, it's the difference between "this is what my home is worth on paper" and "this is what I could actually put to work right now."
For most lenders, that cushion typically means keeping at least 20% equity in the home after any borrowing, which is why the tappable figure is meaningfully smaller than the full $18 trillion total.
Why This Is Happening Now
This record didn't appear overnight. It's the result of a few forces coming together:
Years of home price appreciation across most U.S. markets
Homeowners staying in their homes longer and paying down principal
Many borrowers holding lower fixed-rate mortgages, which keeps balances shrinking steadily instead of resetting higher
Put together, it means a large share of American homeowners are carrying more real, usable wealth in their homes than at any point on record.
What This Means for You
Equity sitting quietly in your home doesn't do much until you know it's there and understand your options for using it. Depending on your goals, tappable equity can potentially help with:
Funding a renovation that increases your home's value further
Consolidating higher-interest debt
Covering major expenses without taking on new high-rate borrowing
Building a down payment toward a move or a second property
The right move depends entirely on your numbers, your goals, and your current mortgage terms, which is why this isn't a one-size-fits-all conversation.
Let's Take a Look Together
Curious how much equity you've built and what it could realistically do for you? Let's sit down, look at your specific numbers, and talk through what options make sense for your situation. There's no obligation, just clarity on where you stand.
